I've got a good feeling about 08...

So, overall the 2007 real estate market was OK...but not as bad as the media made it out to be. (I personally had my most productive year ever, so how bad could it be???)

But, I've got a good feeling about 2008.  Why?  Usually, December is pretty slow and my phone starts ringing again in early January.  Well, my phone started ringing on December 26th this year and hasn't stopped yet.  Maybe it's just coincidence, but I truly feel there is a lot of pent up demand and things will really pick up in 08.

Gator Bowl Viewing Party at the Clubhouse

The Old Trail Clubhouse will be open on January 1st for a Gator Bowl viewing party - UVa vs. Texas Tech.  The game starts at 1 pm.  The bar will be open and there will be hors d'oeuvres.

Ballard Pond Rejuvenation Continues

The fountain was installed yesterday in the pond.  The pond has now been treated for harmful insects, stocked with fish, dredged by Beights Development, and equipped with a fountain for oxygenation and water circulation.  Plantings around the pond and the completion of the trail will continue into early 2008.

Old Trail Community Pool Plans

From the developer...

Dear Old Trail Residents-

As I have mentioned in previous updates, the location and design of the pool has been finalized and we are moving quickly to begin construction. I have attached an exhibit showing the pool location on Old Trail Drive and a detailed layout. The site plan has been submitted to the county and we are pushing for a quick approval so we can have this amenity open by Memorial Day 2008. A larger version of this exhibit is available for review in the sales center and the golf clubhouse.

I will keep you in the loop as we proceed through the approval process and move towards construction. If you have any questions or suggestions please do not hesitate to contact any member of the development team.

Oak Hill Development Breaks Ground on Lot 57 Ballard

Mortgage Rates Lowest in 2 Years

Freddie Mac just reported that 30-year fixed mortgages averaged 6.10%.  This is the lowest since they averaged 6.03% in October 2005.

Sales numbers in Charlottesville and Albemarle are slowing rising - sales in October (and it looks like November also) were up over this time last year.

Village Center Nears Ground Breaking

The footprint of the first phase of the Old Trail Village Center has been staked, the construction fencing is up, and there is strong interest from potential tenants.  The next step is officially breaking ground...and that seems to be right around the corner.
