Super Bowl Party at the Clubhouse

The Clubhouse is hosting a Super Bowl Party this Sunday.  The big game starts a little after 6:00.

They'll have food and appetizers including Hot Wings, New York Style Pizza, New England Clam Chowder, Nachos, and more.

Plan Could Boost Local Housing Marketing

A proposed plan to increase the "jumbo loan" limit from $417k to $625k could be a nice spark for our housing market.  Right now, here are the number of active listings in MLS for the following price points:

$500-$600k: 87

$600-$700k: 63

$700-$800k: 43

$800-$1m: 66

These are the homes that will really benefit from this change.  Also, if this happens, expect another huge refinance boom...

Old Trail Town Center Update

The final bid deadline, which was the 18th, was pushed back until yesterday...so they have all supposedly been submitted.

I've also heard that there is a letter of intent signed by a coffee shop for the Town Center...I'll post it here when I learn more.

Entrance Landscaping

The entrance to Old Trail along Route 250 is being landscaped.  It's a bit of a madhouse up there with all of the crews and plantings, but I'll get a picture and post it when things clear out a bit...

Yoga at Old Trail

Yoga classes are being offered at the Old Trail clubhouse on Tuesdays from 6:00 - 7:30pm. 

Anyone is welcome and there is a slight discount if you are an Old Trail Golf member.  For the six week series, it's $85 (or $75 for OT Golf members).  Drop-in classes are $18 (or $15 for members).  Please note that these are the correct prices and there is a slight error in the info sheet linked below...

Town Center Bids Due on the 18th

Bids from commercial contractors bidding on theconstruction of the  first phase of the Old Trail Town Center are due Friday, January 18th.

Beights Development hopes to have a contract awarded shortly after this deadline.

2007 Closes Out With 4th Highest Sales Total Ever

Though the market did slow a bit in 2007, we still did end up with the 4th highest sales totals in the history of our local MLS.  Not bad.  It's also interesting to note that as compared with years past, a large number of sales are not are recorded in the MLS.  The reason: builders like Ryan Homes make many sales that do not get plugged into the overall data.

Seems to me that 2008 is off to a nice start so far...we'll see where it takes us. 

I know you've probably heard it everywhere, but the stabilization of the market is great for buyers...especially with the fantastic interest rates.  And I'm not just saying that - I'm buying (building) right now because I see it as a great opportunity. 

The key to remember is that it's impossible to time the market perfectly - we won't know when we hit bottom until 12-18 months after we've already hit it. 

If you love a home, you think it is a good value, and you can afford it...go for it.

Fardowners Opens in Crozet

We've got a new restaurant that just opened on The Square in Crozet...Fardowners.

One of our Old Trail residents, Mary Caldejon, went there for lunch and passed on the following positive review:

I was pleasantly impressed...nice diverse, reasonable menu.  Service and food were very good, they have a full bar and the history of the place is neat as well.  It's called "Fardowners" due to the Irish immigrants hired by Claudius Crozet to dig the train tunnel -- they worked "far down"  into the tunnel...I'll definitely go back.  P.S. kids menu as well!

The Old Trail Clubhouse will be showing all of the NFL Playoff games this weekend.  Matchups are as follows:

Saturday at 4:30: Seahawks at Packers

Saturday at 8:00: Jaguars at Patriots

Sunday at 1:00: Chargers at Colts

Sunday at 6:30: Giants at Cowboys
