Temporary....but soon to be permanent...Stop signs have been installed at the intersection of Old Trail Drive and Woodbourne (in front of the sales center).
Please let your neighbors know that they are there - we've been driving this road for a few years with no Stop signs, so it may take a few days to get used to.
Upper Ballard Lot 38, built by Beights Custom Homes, is under contract.

I've been spending some time this week re-vamping and updating my Web sites.

Just got a nice note from the developer that was sent to the entire community. Here's an update on some upcoming progress:
- Stop Signs will be installed along Old Trail Drive by the Sales Center to slow traffic. This has been a major concern of all residents and it's great that this is happening soon.
- They are receiving bids and will be installing irrigation systems in some of the park areas (most specifically Ballard Park) to enhance appearance and usefulness.
- New landscaping plans are coming in for the 2 entrances and the 3 roundabouts. The new landscaping will be installed in September or October.
- Park benches will be installed in Ballard Park.
- The final layer of pavement will be laid on Old Trail Drive and on the roads throughout Ballard Field before the end of August.
Just a few more steps that will enhance the neighborhood even more.

There's been a great deal of progress within the last month or so on finalizing a plan for our first community pool. The design and location is close to being finalized, but they will break ground later this year...with completion expected by Summer 2008.
We'll have a regulation-sized pool that will cater to families and a swim team - there are also plans for a small snack bar/grill, locker rooms, and a playground area close by.
I'll keep everyone posted as exact plans, details, and the location are finalized.
But it's exciting to know that we'll have a pool next summer.
No groundbreaking update, but there is some progress on Old Trail Park. Old Trail Park is the large parcel of green space that is situated between Upper Ballard and Ballard Fields...where we currently have the soccer goals located.
If you weren't aware, this land was proffered from the developer to Albemarle County - along with a considerable sum of money - to develop a community park. Albemarle County is going through their RFP (Request For Proposal) process with park planners in order to receive ideas and proposals on the park completion.

Pool update coming soon... (!!!)
Our newest neighborhood, Carriage Park, is breaking ground soon. Built by Hauser Homes, Carriage Park features a total of 27 home sites and will feature Charleston-style homes with lots of porch space.
